Level 4 Podium, 99 Mount Street

The complete refurbishment and upgrade of the Level 4 Podium retail area of 99 Mount Street is complex because of the live environment. Works will be staged to enable retail tenancies to continue to trade during construction.

The scope of works includes extending the podium over the Mount Street frontage and extending shopfronts below. A new restaurant and bar with outdoor seating and landscaping will be constructed and a new accessible lift from the Mount Street level installed. New shopfront façades of composite cladding featuring architectural blades will be installed on Walker and Mount Streets together with glazed awnings.

Adding to the challenge for the project team is the location of the project on the corner of a busy intersection in the North Sydney CBD. Critical to the undertaking of these works are resourcing, materials handling, traffic congestion and public safety, which formed the foundation of the program and methodology strategies put forward for the successful delivery of the project.

Concurrent with the retail area refurbishment, Next is undertaking additional works to replace the cladding of the building’s western façade providing the client with project cost effectiveness and efficiencies.

These works involve dismantling the existing façade, including fixings, and the installation of a new façade.

Having the same project team deliver both projects has allowed for an informed focus on the delivery of both projects with a heightened understanding of the requirements and constraints of the site. The project team has been able to coordinate programming to integrate all elements of both projects for a seamless delivery.
